About Horstman Estate Houses

The heading to this section should be called “Having it all at Horstman Estates”. This is the location which is ideal for those who want to have easy access to and from the slopes, but also want to be able to walk or bike, to and from the village, with ease. This location is all about convenience.

There are only a handful of other homes in the Benchlands, so the supply and demand rules apply to any home in Horstman Estates. The homes have all been built to face west, getting the afternoon and evening sunlight. With one main entrance, the developer was astute to add several points of access to Painted Cliff Road…it is a long walk from the entrance to the end of Horstman Lane. It is important to view the closest access points to Painted Cliff, as a lot of realtors do not use this as a benefit of the location. Return to table of contents.

Click the following link which will take you to the Whistler Listings System (WLS) so you can search for listings. In the “search by address” box on the lower left of the screen, type the street address noted above and WLS will pull up all the current listing, plus details of the property and the listing brokerage.

The Real Estate Council of British Columbia (RECBC) permits me and all other agents to show and sell all property regardless of which brokerage has them listed. However, the RECBC only allows agents to cross-market the listings of brokerages which have signed a Reciprocity Agreement.

Please note, every Whistler realtor posts each listing on the WLS, but not every agent posts it on Multiple Listing Site (MLS).

Non-resident of Canada*

It is very simple to buy a property in Whistler when you are a non-resident. I have copied pg 7 of the Buyer’s Guide (see table of contents above) which was supplied by a local law firm, Race & Co., so you can read the section on non-residents. Their advice is to open a bank account in Canada as soon as you start thinking about buying a property.  Also, have a lawyer notarize your identification, well in advance of purchasing…I will walk you through this when we connect. Return to table of contents.

Horstman Estates is a residential neighbourhood. It is not zoned for nightly rental. If you wanted to rent out your house on a month-to-month basis, you can do that. There are a select number of rental management companies which market luxury homes, I would be happy to connect you with the best ones. Return to table of contents.

Sales of luxury ski homes in Horstman Estates

Sales of houses in Horstman Estates since January 2014, posted by all Whistler brokerages:

  • 5 bedroom/5.5 bathroom, 4,495 sq. ft., $4,500,000.

The Real Estate Council of BC (RECBC) does not permit real estate agents to post  all the details on real estate sales. This site is initially a little tricky to navigate, but it will give you the current year and last year’s assessed value of the property, and the sales over the past year.

When the terms and conditions have been removed on each transaction, but the property has not changed title, the sales information is posted on WLS by the listing agent.  I re-post this information on the Whistler Ski in Ski out social media pages of Twitter, Facebook and Google+. That is a good way for you to track Whistler ski-in ski-out sales activity. Ski-in access to Horstman Estates

Horstman Estates has a ski-in trail off Lower Cruiser on Blackcomb Mountain which leads into the designated access to Horstman Estates (see photo above). While there may look like more access points, the terrain has not been specifically cleared for the purpose. There is no direct access to the slopes from this location, however you do have three main options for accessing the slopes:

  1. Complimentary bus shuttle which runs every 15 mins in winter, and the bus stop is at the entrance to Horstman Estates. This bus shuttle will take you up to the top of Painted Cliff Road where there is a ski-out trail to Merlin’s run.
  2. The same shuttle also goes down to the bus terminus on Blackcomb Way, at the Pan Pacific Lodge, where you can easily have access to both Whistler Mountain and Blackcomb Mountain gondolas.
  3. Walk down to the ski access just above the Greystone Lodge…not a long walk for an adult, but too long for young children. Return to table of contents.

Strata fees

There is a nominal strata fee to cover the cost of snow removal, road repair, and minimal landscaping. Return to table of contents.

Parking is not encouraged on either Horstman Lane or Horstman Place, each house has been built with a number of parking spots which is meant to accommodate you and your visitors. Return to table of contents.

Transit to Horstman Estates

Horstman Estates is off Painted Cliff Road. This is a quiet road as most people who buy in this location park the car the minute they arrive, and use the complimentary bus service. There is a free, village bus service which has a route through the Benchlands running past the entrance to Horstman Estates on the way up Painted Cliff Road, and again on its way down to the village. This service runs about 8 times an hour in winter and just slightly less the rest of the year.  Click this link www.bctransit/whistler and look for route 5, the Whistler Upper Village/Benchlands shuttle. Return to table of contents.

TW Tourism Whistler Fee*

Tourism Whistler has provided a detailed document which answers the question, “What are TW fees?” These fees are paid by each owner of a property located on Resort Land. The document also provides an overview on the purpose of Tourism Whistler. Make sure you refer to the page entitled: Resort Land Properties Subject to Restrictive Covenants for a list of properties in Whistler which have a rental restriction. Pertaining to this website, it means that for the owners in the Aspens, Le Chamois, Telemark and Woodrun, even if you live in the property, you still have to pay a commercial TW fee. For all other ski-in ski-out properties on this site, you would get a break on the commercial fees, as the other properties on this site are not subject to the restrictive covenant with rental pool requirements.
